![]() Purchasing a new home is a huge decision and one that may impact your life for a few years or for a lifetime. While it is always imperative to walk through and view the home for yourself, you may be wondering why you should hire a home inspector to walk through the home? With starry eyes set on your dream home, it is easy to become blind to small details. Home Inspectors are trained to look in every corner for any signs of potential problems. Just like detectives, Home Inspectors perform a non-invasive search of the home for any clues of issues. When purchasing a new home this report can be used to negotiate terms within your contract. If you are selling your home you may use the report to show potential buyers an unbiased view of the condition of the house. You should always hire a Home Inspector that has all of the proper licensing and certifications to ensure that they are qualified to complete your home inspection. In Virginia, Home Inspectors must have completed the proper education and experience requirements to receive their Home Inspection License. In order to complete inspections on newly built homes, Home Inspectors are also required to complete additional education in order to have a New Residential Structure Designation. Licensing and Certification requirements vary from state to state, you can view this list of all states' requirements or check out your state's codes directly for the most current information. Your Home Inspector should inspect all Electrical, Plumbing, and Mechanical Systems. He will also check the Structural Integrity of the home and examine all interior and exterior components which may include all doors, windows, receptacles, flooring, decks, porches, siding, and gutters. Some additional services, such as radon or mold testing, may be performed for an additional cost.
